New Construction Doesn’t Mean Flawless: Why Every New Home Should Be Inspected

When buyers hear “new construction,” it’s easy to assume the home is problem-free. After all, everything is brand new—what could go wrong?

Plenty, actually.

At Double H Inspections, we’ve inspected countless newly built homes throughout Sheridan and Johnson Counties, and we can confidently say: new does not mean perfect. In fact, some of the most serious defects we find are in brand-new homes—hidden beneath fresh paint, newly installed floors, and incomplete punch lists.

Here’s why every new construction home should be professionally inspected before closing—and some real-world examples of what we’ve found.


Common (and Costly) Defects Found in New Homes

🚫 Damaged or Improperly Installed Roofs

Yes, even brand-new homes have needed full roof replacements due to installation mistakes or damaged materials. We’ve seen shingles improperly fastened, flashing completely left out, and even detailed standing seam metal roofs installed by contractors lacking the proper tools or experience. One shingle roof was so poorly installed it had to be torn off and replaced entirely—the builder never checked the subcontractor’s work.

⚡ Uninspected Electrical Work in the County

Many homebuyers don’t realize that homes built in the county aren’t automatically subject to state electrical inspections unless the more expensive permit option is chosen. Builders looking to cut costs often choose the cheaper, no-inspection route—and unless they hire a top-tier electrician, it can result in major safety issues. We’ve found dangerous electrical defects that would’ve gone completely unnoticed without a home inspection.

🌧️ Mold in Crawlspaces and Attics

Mold growth is shockingly common in new homes—especially in crawlspaces and attics. Over 50% of the new construction homes I inspect have some level of mold in the crawlspace. We’re building homes tighter and more energy-efficient than ever, but without proper ventilation and drying during construction, stagnant air can lead to mold fast.

🧰 Missing or Misplaced HVAC Components

We’ve seen floor heat registers completely missing or even installed inside bathroom cabinets—yes, really. These oversights can create major comfort and efficiency issues, and we’ve found them in homes across all price points, including custom homes over $1 million.

🪵 Poor Stucco and Siding Installation

Composite siding is almost never installed exactly to manufacturer specifications. A common issue? Failing to seal or paint the cut ends of siding boards, which leads to moisture wicking and early deterioration. Improper grading, missing flashing, and siding too close to the ground are also frequent problems that shorten the lifespan of your exterior.

🔺 Flooring Issues

Luxury Vinyl Plank (LVP) flooring is a great product—when installed correctly. But many builders skip the critical step of ensuring a level subfloor. That leads to buckling joints, separation, and warranty voids that leave you footing the repair bill.

🧱 Substandard Finish Work

Crooked doors, sloppy trim, uneven caulking, and cracked drywall are more common than you’d think. Trim work tells you a lot about how much pride a builder takes in their craftsmanship—and unfortunately, we often see rushed, low-quality results.

❄️ Inadequate Attic Insulation & Ventilation

Even in high-end homes, we’ve found attic insulation to be below the amount paid for—often due to compression, displacement, or shortcuts taken by subcontractors. Poor ventilation only makes things worse, leading to elevated energy bills and moisture buildup.

☢️ High Radon Levels

Radon is not just a problem in older homes. We’ve found high radon levels in many brand-new builds in Sheridan and Johnson Counties. Why These Issues Happen

New construction usually runs on tight timelines, multiple subcontractors, and minimal third-party oversight. Builders may have good intentions, but when many hands are on the job—and everyone is rushing to hit deadlines—mistakes happen. Some builders rely heavily on subs and rarely inspect their work, which increases the likelihood of defects slipping through the cracks.

And let’s be real: houses are built by humans, and humans aren’t perfect. I’ve likely made my share of mistakes as an inspector. So I don’t aim to be overly critical of builders—I just want to catch the things that might cost you money or headaches later on.


A Final Walkthrough Isn’t Enough
