Home Inspections

The standard home inspection report will cover the condition of the home’s heating system; central air conditioning system (temperature permitting); interior plumbing system; electrical system; the roof, attic and visible insulation; walls, ceilings, floors, windows and doors; and the foundation, basement and structural components. InterNACHI publishes a Standard of Practice and Code of Ethics that outlines what to expect to be covered in the home inspection report.

It is important to note that there may be some exceptions. If certain areas are inaccessible (locked door, tenant’s belongings in the way) or unsafe conditions (severely steep roofs, poor structural integrity) the inspector will explain the situation and note that they were not able to assess that specific area or system.

Radon Inspection

We perform radon inspections as an add-on to our standard home inspection service as well as a stand-alone service. Do you need a radon inspection?

What does EPA recommend?

  • * If you are buying a home or selling your home, have it tested for radon.
  • * For a new home, ask if radon-resistant construction features were used and if the home has been tested.
  • * Fix the home if the radon level is 4 pCi/L, or higher.
  • * Radon levels less than 4 pCi/L still pose a risk, and in many cases, may be reduced.

Sheridan County has an average of 6.58 pCi/L which is above the 4.0 pCi/L level that the EPA recommends mitigation efforts. Find out more here about Radon and how it can affect your family’s health.

Sewer Scopes

We perform sewer scope inspections as an add-on to our standard home inspection service as well as a stand alone service. We highly recommend this add-on for every inspections.

A sewer scope is where we take a camera and go basically from your homes main sewer line in the basement/crawl space and check to the street connection or septic system.

Having a sewer scope can let you know if your sewer line is failing which can costs tens of thousands of dollars to correct, especially if it fails and backs up prior to you replacing it.

If certain issues are caught early a simple repair might be possible which can save you significant amount of money.

Water Testing

We offer water testing for our customers. This is provided by a local laboratory that will provide you with the results of the test. This is typically popular with our rural customers who are on wells but we can and do test city water as well.  This is offered with our home inspections only.

There are three main options for this test:

Full package – Mineral and Bacterial Analysis – $150

Bacterial Analysis – $90

Basic Solids 7 point test – $50

These prices are for tests with an inspection. A milage charge may apply for stand-alone services.
